By accessing bhumap.com, creating an account, browsing listings, posting a property, or purchasing a premium package, you agree to these Terms & Conditions and our related policies, including Refunds & Cancellations.

If you do not agree, please discontinue use of the platform. Continued use after updates constitutes acceptance of the revised terms.

Bhumap is a digital real-estate discovery and facilitation platform. We help users explore buy and rent listings, compare properties, estimate EMI options, post owner listings (subject to moderation), and access paid premium packages for enhanced visibility and support.

Bhumap is not a property owner, builder, bank, or legal advisor unless expressly stated for a specific offering. Transactions between buyers, sellers, landlords, tenants, and third-party financiers remain between those parties.

• You must be at least 18 years of age and legally competent to contract under Indian law.
• You agree to provide accurate name, phone, and contact details and keep them updated.
• You are responsible for safeguarding login credentials and activity under your account.
• Admin or internal accounts are for authorised staff only and must not be used for consumer checkout or public submissions.

Listing information may be submitted by owners, agents, or curated by Bhumap. We strive for accuracy but do not warrant that every price, size, availability, photograph, or amenity is complete or current at all times.

• User-submitted listings may be reviewed, edited, approved, or rejected at our discretion.
• You must only post properties you are authorised to market and must not upload misleading, illegal, or infringing content.
• We may remove or suspend listings that violate these terms, applicable law, or community standards.

Paid packages (for example Gold Pro and similar plans) unlock platform benefits as described on the Packages page at the time of purchase. Features, pricing, and billing type (including one-time billing) may change prospectively.

• Payments are processed via secure third-party gateways such as Cashfree.
• Prices are typically shown in Indian Rupees (₹) and may be inclusive or exclusive of applicable taxes as stated at checkout.
• A successful payment confirmation does not guarantee a property purchase or loan sanction — only the package/service described.

Refund eligibility is governed by our Refunds & Cancellations policy.

You agree not to:

• Scrape, copy, or republish listings at scale without written permission.
• Misrepresent identity, ownership, or authority over a property.
• Harass other users, spam enquiries, or attempt unauthorised access to systems.
• Use the platform for money laundering, fraud, or any unlawful activity.

Maps, payment gateways, messaging tools, EMI calculators, and partner offers may rely on third-party providers. Their terms and availability apply in addition to ours. Bhumap is not liable for outages or decisions made solely by banks, NBFCs, developers, or other external parties.

To the fullest extent permitted by law, Bhumap and its affiliates are not liable for indirect, incidental, or consequential losses arising from use of the platform, reliance on listing data, failed negotiations, or third-party conduct. Our aggregate liability for paid services is limited to the amount you paid to Bhumap for the relevant package in the three months preceding the claim, except where mandatory consumer law provides otherwise.

Bhumap branding, logos, UI, and original content are protected. You may not use our marks in a way that suggests endorsement without prior written consent. You retain rights to content you upload, and grant Bhumap a licence to host, display, and promote that content in connection with the service.

These terms are governed by the laws of India. Subject to applicable consumer protections, courts in Gurugram, Haryana shall have exclusive jurisdiction over disputes arising from these terms or your use of Bhumap.
